Job description: The HVAC Technician I is responsible for the execution of HVAC maintenance and repair activities of the facility and oversees systems that include heating, lighting, refrigeration, air conditioning, energy management, plumbing, water purification, air filtering, and electrical systems. This includes manufacturing, office, labs, and common areas.

Responsibilities:

Under general direction and in accordance with all applicable government laws, regulations and ASP policies, procedures and guidelines, this position supports two busy executives. Responsibilities include the following:

  • Inspects and performs preventative maintenance or as-needed repairs on facilities or systems, which may include mechanical or electrical systems, HVAC or other environmental management systems, generators or power management systems or fire life or safety systems.
  • Monitors performance of heating, ventilation, and cooling systems for the facility; performs standard repair/replacement of components, as appropriate, and non-technical maintenance tasks such as cleaning of heating and cooling fan coil units and adjustment of system controls.
  • Assists with preventive maintenance for all building mechanical equipment such as air handlers, pumps, variable air volume units.
  • Maintains a basic understanding of mechanical drawings and wiring diagrams.
  • Knowledgeable in building automation systems. (BAS)
  • Capable of fixing HVAC equipment, including electrical circuits, mechanical & plumbing systems and can recommend and/or make repairs.
  • Coordinates work with facility contractors and works closely with safety and environmental to ensure compliance of all Lockout / Tagout, Machine Guarding, Personal Protective Equipment, and Hot work.
  • Under general supervision works independently and proactively to provide support where needed and prioritize facility maintenance tasks based on priority and risk.
  • Responsible for the timely and accurate completion of assigned maintenance work orders and preventive and corrective maintenance tasks in the Propel and Service Now CMMS database.
  • Submits Purchase Orders (PO’s) for required equipment/parts to maintain equipment up-time and performance.
  • Provide proper care to assigned equipment, tools, and uniforms. Keep the mailroom, tool room, facility containers and work areas clean, organized, and safe.
  • Adheres to domestic and international regulatory standards (e.g.cGMP and ISO 13485).
  • Will need to be available for 24×7 on-call rotation and after regular business hours on occasion.
  • Responsible for communicating business related issues.

Our Needs:

  • High School Diploma or equivalent required.
  • Minimum of 3 years related work experience in facility, real estate, preventive maintenance, construction, mechanical, electrical, or environmental systems.
  • Minimum of 3 years’ related experience in Facilities management or equivalent or technical certification
  • Minimum of 3 years’ work experience in a Medical Device, GxP or similar facility
  • Working knowledge of the operation of heavy equipment such as chillers, generators, switchgears, pumps, air handling units.
  • Knowledgeable in pneumatic or direct digital control (DDC) controllers and actuators for proper operation.
  • Knowledgeable in troubleshooting, short circuits, grounding issues, etc. of single- or three-phase AC circuits. Competent in the replacement of outlets, switches, lighting ballasts, circuit breakers, motor control starters and motors.
  • Ability to safely and properly use the following tools: ladders, lifts, basic hand tools, multimeters, amp probes, anemometers (airflow meter and hood).
  • Experience operating computer systems for service now tickets and CMMS related tasks.
  • Ability to communicate in a positive and professional manner with tenants, employees, and vendors.
  • Ability to exercise good judgment.
  • Good customer service skills.
  • Team player attitude.
  • Universal EPA Refrigerant Handler 608 License required.
  • Valid driver’s license and clean driving record required.

Irvine, CA: The hourly range for this position is $18.35 – $34.06

This position is also eligible for bonus as part of the total compensation package.

Base pay offered may vary depending on various factors, including, but not limited to: job-related knowledge; skills; experience; and other eligibility factors such as geographic location.
